ENT clinic opens in Corona
The Los Angeles Center for Ear, Nose, Throat and Allergy opened recently at the Corona Medical Center.
The ENT specialty clinic leased 4,182 square feet at the center at 1820 Fullerton Ave. in Corona, according to Quantum Real Estate Advisors.
Quantum said the lease marks the ENT medical provider’s first Inland Empire location and 16th in Southern California.
The property is owned by The Madison Group, which is based in Beverly Hills.
Quantum represented the tenant, while Newmark represented the landlord.
“The tenant was able to obtain an existing medical suite with core infrastructure in place,” said Sam Yourman with Quantum. “These types of transactions are in extreme demand from tenants as there is minimal inventory with limited new supply on the market.”
4-building complex acquired in Ontario
MDH Partners recently acquired the four-building Ontario Commerce Park II in Ontario.
Terms of the transaction were not disclosed.
The 133,400-square-foot industrial park is leased to nine tenants.
The freestanding buildings feature 19 individual units. The 720 and 780 S. Milliken Avenue buildings total 31,448 square feet while the 740 and 760 S. Milliken Avenue buildings total 101,952 square feet.
“Ontario Commerce Park II offers an excellent opportunity to acquire a fully leased, infill multi-tenant asset, situated in one of the most desirable and critical industrial submarkets in the Inland Empire West,” said James Hwang, vice president of Acquisitions at MDH Partners. “This acquisition demonstrates our focus on functional high-quality assets with supply/demand imbalances in prime infill locations.”
Michael Hefner from Voit Real Estate Services represented the unidentified seller.

Starbucks property trades hands for $2.7M
A 2-year-old Starbucks drive-through property in the Cactus Commerce Center in Moreno Valley sold recently for $2.73 million.
Hanley Investment Group represented the seller, Chase Partners Ltd. in Glendale. The buyer, only identified as an investor from Orange County, was represented by Lee & Associates in Newport Beach.
“We generated multiple competitive offers due to the property’s low sustainable rent, freeway-adjacent location and positioning on the morning ‘going-to-work’ side of the street,” said Bill Asher at HIG. “We ultimately procured a Southern California-based, non-1031 exchange buyer who was a repeat Starbucks investor with ownership of similar single-tenant assets in the state.”
The drive-through was completed in 2023 at 22350 Cactus Ave. Cactus Commerce Center also includes a gas station, Wendy’s and soon a Del Taco.

Yucca Valley retail building sells for nearly $2 million
A multi-tenant retail building in Yucca Valley recently traded hands for $1.98 million in a 1031 exchange.
The 13,593-square-foot building at 57990 29 Palms Highway is within a Stater Bros.-anchored center that also features Dollar Tree, Tractor Supply, Harbor Freight, Crazy Bargains, Luxury Nail Spa and No Limits Boutique.
Progressive Real Estate Partners represented the seller, an unidentified Los Angeles County-based investor and repeat client. The buyer also was not identified.
“The buyer was looking to increase the retail assets in their portfolio and this property was a good entry level choice since it was under $2 million, has minimal management requirements and is located in a Stater Bros.-anchored shopping center,” said Lance Mordachini at Progressive.
The Yucca Valley center added new merchants this year including Quick Quack Car Wash and Domino’s Pizza. Also coming soon: Jersey Mike’s and an El Pollo Loco drive-through.
